Landings Real Estate Group, a growing real estate development company headquartered in Newport, Rhode Island, is seeking an ambitious candidate to take over the management of our apartment community in Middleboro, MA.
This is an exciting opportunity for the property management professional looking to expand their skill set, work with an amazing team, and have a direct impact on a great property in the midst of some challenging and fun projects.
Directly reporting to the Portfolio Manager, the Community Manager is responsible for overseeing the day to day operations and fiscal management of the 121 unit apartment community.
As the Community Manager, you will assist in managing all aspects of the operation, including but not limited to, employee management, leasing, maintenance, administration, financial management and analyzation and risk management.
Specific responsibilities for this position include, but are not limited to:
Lead, train, coach, manage and motivate on-site employees including office staff and maintenance team Provide exceptional customer service to clients and guests of the community and possess a positive, energetic attitude Manage a budget and accomplish financial objectives by collecting rents, managing bills/invoices, analyzing monthly financial statements, forecasting and controlling expenditures, assisting in preparation of the annual budget, analyzing budget versus actual expense variances, and initiating corrective action as needed Maximize rental revenue by maintaining high occupancy and reducing vacancy loss Recommend and establish rental rates by surveying local rental rates, observing market trends, and calculating property operating expenses Ensure accurate and timely preparation of legal documents and internal/external communication Analyze and generate reports as requested Attract new residents by advertising vacancies, obtaining referrals from current residents, explaining advantages of location and services, showing apartments, following up with prospective residents, and various other marketing initiatives all to exceed occupancy goals Promote resident satisfaction through addressing resident's questions and concerns; develop and implement resident retention programs Maintain property by conducting daily inspections to ensure the physical aspects of the property (units, buildings, landscaping, amenities, etc.
) meet established expectations and appeal Manage capital improvement projects and contract vendors for required services Supervise maintenance apartment turnover process (conducting move-in and move-out inspections and monitoring maintenance make-ready requirements) Ability to problem solve and recommend creative and realistic solutions Enforce compliance with lease rules and regulations Provide quality judgement to reduce legal, liability, physical and safety risks Responsible for community compliance with all government and corporate regulations Ensure adherence to all corporate and property operating policies and procedures
Qualifications:
Bachelor's degree strongly preferred Minimum of 2 years' on-site experience in the property management industry with a professional management organization preferred Equivalent management experience in a related sales, marketing, retail, or management field will be considered Experience with Yardi Voyager Property Software preferred Proficient in Microsoft Word, Excel, Publisher, and Outlook
